The Residents of Mandarin Glen Condominiums are very fortunate to have an active and receptive Board of Directors.
 
The Board of Directors, in partnership with the licensed Community Association Manager, diligently address the needs of not only the physical maintenance of the Community but also the aspirations of the Community.
 
This partnership, combined with many involved Residents and Owners, has resulted in a Community that is both aesthetically pleasing and physically enjoyable.
 
Everyone working together will enable the Community to remain a pleasant place to live and foster continued improvements and upgrades beneficial to everyone.
 
We hope you will visit the Community Website often to be kept abreast of information important to you.

PAINTING PROJECT
Project Will Be Completed in Phases
Each Phase Consists of Pressure Washing and Then Painting
Performed in Building Number Order
First Phase Starts at Building 100
 
PRESSURE WASHING:
3-6 buildings per phase
-Screened patios and balconies Will NOT be pressure washed
-ALL personal property – INCLUDING PLANTS must be moved inside your unit throughout the pressure washing and painting phases
-Move your vehicle if you are concerned about exposure to the pressure wash
 
MANAGEMENT, BOARD OF DIRECTORS, THE ASSOCIATION AND CONTRACTOR WILL NOT BE RESPONSIBLE FOR DAMAGE TO ANY VEHICLE OR PERSONAL PROPERTY
NOT MOVED
 
PAINTING:
-Remember – ALL personal property must remain inside your unit until painting phase is completed
-No color changes
-3 buildings per phase
-Performed in building number order -Starting phase buildings 100 – 300
-Patios and Balconies will NOT be painted
-However balcony railings will be painted
-Any screened balcony where the screen is on the outside of the balcony railings is in violation
of the requirements of Mandarin Glen and must be corrected immediately
-Front doors will be painted while closed
-Windows will be covered in plastic during painting
-Spray paint can travel and settle on your vehicle.  It is strongly recommended that vehicles be moved from the building area 
ELECTRICITY MAY BE NEEDED FOR REPAIRS TO YOUR BUILDING.  THIS IS A VERY SMALL AMOUNT AND IS ONLY APPROXIMATELY $100 FOR THE ENTIRE 23 BUILDINGS
 
IF YOU WILL BE OUT OF TOWN DURING MAY AND JUNE – ARRANGE WITH A NEIGHBOR TO MOVE YOUR PERSONAL PROPERTY OR VEHICLE AS NEEDED OR MOVE BEFORE YOU LEAVE
 
BE ALERT TO NOTICES, WORK CREWS AND MACHINERY AND SLIPPERY SIDEWALKS

TIPS

AIR CONDITIONING TIPS
 
POUR ONE CUP OF VINEGAR DOWN YOUR A/C DRAIN LINE ONCE A MONTH to keep it draining freely.
 
If the drain line backs up – water will flow into your Unit (if you are in a downstairs Unit)– and will leak through the ceiling and damage the Unit below you (if you are in an upstairs Unit) 
 
Damage to a downstairs Unit from a leak in an upstairs Unit is the responsibility of the upstairs Unit Owner
 
TIP -You’re a/c unit will perform more efficiently and result in lower electric bills if the filter is changed once a month and unit is serviced annually.

POOL SEASON
APRIL 1 – NOVEMBER 1
Please remember you and your guests are responsible for your own health and safety.
 
 You and your guests use the Pool, Bathroom and Cabana areas at YOUR OWN RISK.
 
Only one (1) key per Unit is allowed.  There is a $25.00 key replacement fee.
 
This key is not to be given to anyone and is for your personal use ONLY.  It is to be returned to the Property Manager when you move out of the Community.
 
You must be with your guest or guests in order for them to use the pool
 
The pool gate is to be closed each time it is used and NEVER propped open.   Bathroom doors are also to remain closed at all times
 
There is no lifeguard on duty and you (and any of your guests) swim at your own risk
 
There is no cooking allowed at the Cabana or Pool 
 
Please do not allow children to swim unsupervised
 
Life rings and lifeline hooks ARE NOT TOYS – please do not allow your children to play with these items
 
Children under the age of 14 are not permitted in the pool area without an adult
 
ADULT SWIM IS 8:00PM – 11:00PM.   CHILDREN (EVEN WITH AN ADULT) ARE NOT PERMITTED IN THE POOL DURING THIS TIME
 
Children who are not potty trained must wear swim pants or other appropriate protective garments
 
If a fecal accident occurs when you are at the pool – exit the pool immediately – contact the Manager at 904-646-2626 to report the incident
 
·         The pool will then be closed for a minimum of 24 hours while the required treatment is applied.
 
POOL FURNITURE IS TO BE REMOVED DAILY AFTER RESIDENT USE.  ANY POOL FURNITURE REMAINING IN POOL AREA WITHOUT AN OCCUPANT WILL BE REMOVED AND DISPOSED OF BY MANAGEMENT
 
ALCOHOLIC BEVERAGES ARE STRICTLY PROHIBITED AT THE CABANA, IN THE POOL AREA AND BATHROOMS 
SMOKING IS PROHIBITED IN THE POOL AREA AND BATHROOMS
